The housing shortage in Austria is a pressing problem. Two recent events addressed the question of whether the use and renovation of existing properties could offer a solution: the symposium "The Future of Housing" and a panel discussion by TU-Vision.
The 79th symposium "The Future of Housing", organized by "WohnenPlus" in Vienna's 20th district, examined whether the increasing demand for housing could be met through more efficient use of existing buildings. This would reduce new construction on "greenfield" sites and thus promote climate protection and sustainability.
A surprising insight: 55% of the experts present considered better use of existing properties sufficient to meet the current housing demand in Austria. This demonstrates the enormous potential of this strategy in combating the housing shortage.
Representatives from politics, research, and the real estate industry discussed possibilities and challenges. Heritage protection was identified as one of the hurdles. Prof. Heike Oevermann from TU Wien contributed her expertise in this area. Political representatives such as Georg Willi (Deputy Mayor of Innsbruck), Johannes Pressl (President of the Association of Municipalities), and Birgit Sandler (Deputy Mayor of Leoben) debated controversial concepts such as vacancy taxes to combat the housing shortage.
Participants from rural and small-town areas brought important perspectives that differed from those of the Viennese representatives. This underscores the need for regional approaches to address the housing shortage.
There was agreement that the renovation and expansion of existing properties, as well as building on already sealed surfaces, offer great potential. The challenge now lies in reconciling the interests of property owners, the construction industry, politicians, heritage conservationists, and environmentalists. Only in this way can additional housing be created in existing structures and actually offered on the market to effectively combat the housing shortage.
